In mid-September, someone in McCormick Ranch could have asked where to take ten friends for dinner on a Friday, and where to go for a quiet table for two after a walk around the lake. A year ago, both questions might have had the same answer. Now they lead to different places, because almost every change along the Hayden Road and Via de Ventura corridor since July has added room for big parties, booked events and timed entry.
Each change has its own business reason. Put together, they show a pattern. The new space is big and built for groups. The space that went dark held smaller, walk-in restaurant tables.
The lakeside room that sat empty for fifteen months
Vecina opened its second location on a Friday in mid-September at 8300 Hayden Road, Suite D-101, near Via de Ventura. It took over the old Z'Tejas building. Z'Tejas closed all of its Arizona locations in June 2025, so the lakefront room was empty for roughly fifteen months before James and Raenee Fox moved in.
The size matters most. Phoenix New Times reports the McCormick Ranch room is nearly three times the size of the original Arcadia location on 56th Street. It has a lakeside patio and more room for large parties and private dining. It also has a glass wine room and an oversized community table, the same piece of furniture Arcadia diners know. James Fox described the range in plain terms. A date night on the patio is "very chill," while the community table can host "a 10- to 14-top" for a group that wants to "really go all out."
What the menu offers today:
- Service: dinner only for now. Lunch is planned for the coming months, and brunch is part of the planned menu expansion.
- New on the menu: more dishes from the wood-fired grill and more raw items, including oysters.
- Carried over from Arcadia: the Faroe Island salmon tacos with yuzu kosho aioli, Cara Cara oranges, grapefruit and pink peppercorns.
- Nod to the old tenant: a frozen cocktail that honors Z'Tejas.
- Familiar decor: a mural by Tato Caraveo, the artist who painted the big sunset-toned florals at the Arcadia restaurant, as part of interiors designed to match the original's feel.
Vecina has said happy hour is part of its plan here. No McCormick Ranch happy-hour hours have been published yet, so call the restaurant before planning around them.
Two dining rooms at Mercado at Hayden went quiet in two months
A short drive south on Hayden, the Mercado at Hayden Shopping Center went the other way. Campo Italian Bistro & Bar served its last dinner on Friday, July 31, at 8260 Hayden Road, Suite A102. Its closing announcement called the decision difficult, gave no specific reason, and said the space would be available to a new tenant. No replacement has been reported as of early October.
Eight weeks later, a neighbor at the same street address changed what it is. Chef Christopher Collins opened Saint Urban at Hayden and Royal Palm in November 2024, with 30 rotating wines and a shareable menu that ran from raw bar bites to a 45-day-aged New York strip. On September 28, the restaurant stopped seating diners and became a private event venue. The restaurant group's statement put it this way:
"As of September 28th, Saint Urban has transitioned to Saint Urban Private Dining Room, available for holiday parties, memorable events and life's most important moments."
The change came without much warning. Diners who had reservations were moved to other restaurants run by Common Ground Culinary, which include The Macintosh, Collins Brothers Public House, Grassroots Kitchen & Tap, Wally's American Gastropub, Sweet Provisions and The Neighborly. The room is still very much in use. According to the same statement, event dates are "already booking through the end of 2026 and into 2027."
Saint Urban's story is the corridor's pattern in a single building. A restaurant that took walk-in diners for nearly two years is now a room you book for a group, and the bookings run more than a year out. When it opened in 2024, Collins called Mercado at Hayden "our neighborhood," and Saint Urban was then the group's fourth concept in the center, alongside Collins Brothers Public House, Grassroots Kitchen & Tap and Sweet Provisions.
The edges of the corridor moved too
The same reshuffle reaches beyond the two anchor addresses. Bombay House opened a second location at 8140 N. Hayden Road in July, which brought a new restaurant to the same stretch where Campo would close weeks later. To the west, Pubblico Italian Eatery at the northeast corner of Scottsdale and Indian Bend roads had closed by early September. Phoenix Magazine's October 2 roundup listed the closure without naming a replacement.
Since July, the corridor has lost two Italian restaurants and one wine bar. It has gained a much larger Latin American restaurant and an Indian restaurant. Of all those changes, only the Vecina room expanded what a single dinner reservation can hold.
After dinner, the evening runs on time slots
Group-friendly, scheduled formats extend past dinner, too. A short drive east on Via de Ventura, the Boardwalk SkyWheel at Arizona Boardwalk, 9500 E. Via de Ventura, was open by August 10. It arrived months after its originally announced mid-to-late April opening. It stands 80 feet tall behind Butterfly Wonderland, with 18 enclosed, climate-controlled gondolas, and it is the only permanent Ferris wheel in metro Phoenix.
The pricing favors groups. The first rider pays $9, and each additional rider in the same gondola pays $6. A gondola holds up to six people, and a ride lasts 5 to 8 minutes. A full gondola of six works out to $39, or $6.50 a person, compared with $9 for a solo rider. Tickets are sold only at the Boardwalk. OdySea Aquarium and Butterfly Wonderland annual passholders can add a year of unlimited rides for $20.
Back on the west side of the corridor, McCormick-Stillman Railroad Park runs Spook-Track-Ula every night from October 1 through 31, 6 to 9:30 p.m. Entry is timed, and arrival slots run every half hour from 6 to 8 p.m. A wristband covers the Paradise & Pacific spooky train ride and night carousel rides. New this year is a walkthrough of haunted train cars with jump scares, eerie lighting and spooky sound effects. The park says it is more intense than the other activities and best suited for older children and adults. A gentler storybook train ride is also new.
The calendar keeps going after Halloween. The park's Holiday Lights page, headed 2026, lists November 27 through December 30, 5:30 to 9:30 p.m., with timed entry and new features the park has not yet described. The event details lower on the same page still label those dates 2025, so confirm the schedule with the park before booking around it.
How each stop on the corridor works this fall
| Stop | Address | How it works right now |
|---|---|---|
| Vecina | 8300 Hayden Rd, D-101 | Dinner service; lakeside patio; private dining and a 10–14-seat community table |
| Saint Urban Private Dining Room | Mercado at Hayden, Hayden & Royal Palm | Private events only, booking into 2027 |
| Campo space | 8260 Hayden Rd, A102 | Vacant since July 31; no tenant announced |
| Bombay House | 8140 N. Hayden Rd | Opened July 2026 |
| Boardwalk SkyWheel | 9500 E. Via de Ventura | Tickets sold on site; $9 first rider, $6 each additional, up to six per gondola |
| Spook-Track-Ula | McCormick-Stillman Railroad Park | Oct. 1–31, timed arrivals 6–8 p.m. |
| Holiday Lights | McCormick-Stillman Railroad Park | Nov. 27–Dec. 30 listed, timed entry; confirm dates with the park |
The table shows the planning order for an October evening on this stretch. For a big group, pick a Spook-Track-Ula arrival slot first, since those are fixed times. Then plan dinner at Vecina around it, either before a later slot or after an early one, because the restaurant is serving dinner only for now. The SkyWheel works as an add-on, and the cost per person drops with every seat you fill in the gondola. Anyone planning a holiday party for this year should know that the Saint Urban room has been taking bookings since late September for dates through the end of 2026.
